Rost Architects Starts Design on an Oceanfront Custom Home on the Balboa Peninsula NEAR “THE WEDGE”
In August 2020, Rost Architects started design for a new 4,200 SQFT single family custom home In Newport Beach California. This is an oceanfront home with spectacular views of the famous “Wedge” on the east end of the Balboa Peninsula. The owners came to us looking for a “Hawaiian Modern” aesthetic for the exterior of the home. We were thrilled by the request and felt it was an opportunity for us to create something unique for the neighborhood and for our work.
To the right are the conceptual renderings presented to the client at our first meeting. The signature element of the home will be a large cantilevering butterfly roof with a knife edge finish detail. The roof edge will appear incredibly thin as it hovers out over the building face. On the ocean side of the home, the roof slopes up towards the view allowing for nearly 14 foot tall volume ceiling on the second level and in the master bedroom. When you are in the space, you will get a sense of expansion on the ocean side of the home and feel as if you are being drawn out towards the view.
The ocean facing side of the home is made of primarily large glass sliding doors to capitalize on the incredible views. Due to the orientation of the panels (southwest) it does make it difficult to manage the solar gain on this face of the building. To help mitigate the heat gain, we will specify thermally broken doors with Low E coatings and gas fillers inside the glass panes. We will also specify operable Lutron shades that can be remotely controlled which can shade the glass during the day if desired. The shades will also provide privacy when desired for the owners.
On the second level will be three bedrooms, large laundry room, home office and home gym. The master suite will have a large walk in closet and massive master bathroom equipped with a steam shower and sauna. The master suite will also have access to the home gym through a separate entrance which will make it feel like a true home spa. We are designing the gym to have multiple Tonal workout machines on the walls.
Upstairs we’ve designed a large secondary family room with a fireplace, bar and expansive views to the ocean. We will clad the underside of the butterfly roof with a warm natural wood to help soften the living area. Because we are at the beach, we are considering synthetic woods such as Resysta which will hold up much better to the salty ocean environment.
For the stone on the home, we are investigating coral stone options to help give the Hawaiian modern feel. Sealing the natural stone will be critical in the salty environment. Typically on projects close to the ocean, we like to recommend re-sealing your stone every 3 or 4 years.
For the doors and windows, we are specifying Fleetwood with the dark bronze finish. Although higher in cost, we are very happy with the Fleetwood 4070 model sliding door. This door is thermally broken, can accommodate extra large panes of glass, and has a concealed sunken sill. This is one of our favorite details in a high end custom home.
We will begin engineering on the home in the next few weeks. Once completed we will be submitting to plan check then move into construction. We are very pleased with how the project is developing and feel that this will be another signature project for Rost Architects.
