Rost Architects Starts Design on Oceanfront Home
In March 2022, Rost Architects started design on our fourth ocean front home in Newport Beach. We are particularly excited about this project, not only because of its prime location and wonderful clients, but also because it is one door down from the historic Lovell Beach house by Rudolph Schindler built in 1926. The Lovell Beach house is one of the most notable works of mid century modern architecture in Orange County.
The architecture of the home was designed to be drastically different than the historic Lovell beach house. We did not want to compete with the Lovell house but rather add something to the beach frontage that was unique. The finishes on the exterior of the home will be a black zinc metal panel, black composite slatted wood and a scala limestone from Eco Outdoor. The dark finishes on the home will be in contrast to the white purist modern forms of the Lovell house.
The goal for the home was to make it an oceanfront entertaining retreat. A large living, dining and kitchen space open to the beach via a 30’ wide sliding glass door. The exterior oceanfront patio has a large outdoor lounge seating arrangement, fire features, outdoor cooking, and outdoor dining space. When the large glass sliding doors open, the interior living space and exterior patio become one giant entertaining space where the homeowners and guests can move from interior to exterior seamlessly.
The sliding door system on the ocean face of the home will be Fleetwood’s 4070 Series with the recessed flush sill track. The same flooring stone will be used for the interior of the living space and outdoor patio. It will run through the flush sill track to minimize the visual separation between the interior and exterior of the home when the sliding doors are open.
The second level will have a spacious balcony with the same Fleetwood sliding door system and flush sill track. On the second level we have accounted for a secondary living space with a fireplace and bar. The central ridge on the second floor will allow for large ceiling heights and an abundance of natural light to enter the two main entertaining spaces. The form of the house will be a simple single ridge black mass floating over a light cream colored stone base.
We are projecting to be completed with construction documents in 3-4 months and will submit the drawings for plan check at the city of Newport Beach. If all goes according to schedule we should be breaking ground in the first quarter of 2023.
